ASTERA becomes an exclusive consultant and broker of new retail & entertainment centre in Smolensk.

Consultants of ASTERA an alliance member of BNP Paribas Real Estate elaborated the development conception of new retail & entertainment centre “Golden park” in Smolensk. The rental campaign has started. The premise is to be put into operation in Q IV, 2014.

The premise is situated in the historical centre of the city in immediate proximity to the trade area and Kolkhoznaya square, Smolensk largest traffic centre. The place is also advantageous thanks to its location on the Dnieper enbankment and proximity to the main city sights: Uspensky Cathedral and Fortress Wall.

More than 200 000 people live in 15-minute transport accessibility from the retail & entertainment centre. The project is implemented on the land plot of 13 200 sq.m. The area of the building for the project execution is 15 500 sq.m. 11 500 sq.m. of the space will be destined for tenants. The ground parking includes 1 450 car places. At present the premise is under reconstruction that is to be finished by the 2nd part of 2014. The execution plan has passed the state examination.

In course of the research ASTERA consultants elaborated design decisions, functional zonation of the centre and made technical and economic justification. The "Golden park" conception presupposes the development in “power centre” format meaning the involvment of some anchor tenants who will completely occupy the first three floors. On the 4th floor the recreation area with a food court and restaurants will be opened. The key point of the project is a panoramic platform avaliable to all citizens and guests of Smolensk.

“Since markets of both capitals are rich with trade areas, main retail chains show more and more interest in city regions. At the same time high quality retail centres are still promising trends of development. At present we are negotiating with federal chains and expecting major anchor tenants to join the project. The preference is given to electronics and appliances operators, baby stuff operators, major fashion discounters and fitness centres.
