26 june 2014ASTERA brings new tenant to industrial park 'OREL'
ASTERA an alliance member of BNP Paribas Real Estate acted as a consultant of the transaction in terms of leasing out 5 000 sq.m in industrial park ‘OREL’, OOO ‘Cable factory ‘Expert-Cable’. The production at a new site will start in September, 2014.
Due to its business expansion, cable factory ‘Expert-Cable’ rented industrial premises with the area of 5 000 sq.m in industrial park ‘OREL’ which is located 362 km south of Moscow. The parties concluded long-term lease agreement. According to Sergey Kutenev, director of the company, they made their choice in favor of industrial park ‘OREL’, because the park is able to provide for future tenant all necessary premises and capacities to produce goods at favorable price.
‘Expert-Cable’ will work on development, production and sales of wires and cables on a new site. At the moment the company conducts equipping of new production basis and personnel recruitment (about 150 people will work at the object).
According to Alexey Erenichev, head of Industrial park ‘OREL’ and executive director of Orlovsky branch of OAO ‘Severstal-Metiz’, today there are 53 organizations operating on the territory of the park. The most significant ones among them are OOO ‘RosTara’ (production of packing materials), OOO ‘Instrument service’ (production of special and large-size fasteners), OOO ‘MK-Center’ (metallurgical production of cast iron and steel-based goods), ZAO ‘Severstal-Stalnye resheniya’ (production of steel work) and some others. On this industrial site about 3 thousand people work.
‘From the very beginning we were focused on attracting any interested residents to the industrial park in an effort to increase utilization efficiency of available infrastructure. However, the priority was placed on manufacturing companies. As the number of residents increases every year, we are absolutely sure that there is a demand for premises’, - notes the head of industrial park ‘OREL’.
According to Alexey Erenichev, in 5 years it is planned to fill the park with residents, to develop a range of services of managing company and to increase service level in order to make work of park residents more comfortable and, thus, more effective.
‘Today we observe the realization of deferred demand on the part of industrial enterprises: 60% of demand for industrial premises is provided by industrial companies, and only 40% - by warehouse operators. Moreover, some players are looking for possibility to transfer their production to the regions in order to minimize costs and consider cities with population starting from 300 000 inhabitants’, - comments Vera Boykova, head of industrial department at ASTERA an alliance member of BNP Paribas Real Estate.
