«Dialog IT» Company Leases Office in Business Centre «Vyborskaya Zastava»

ASTERA, an alliance member of BNP Paribas Real Estate has served as a broker to the transaction of lease of 800 sq.m space in business centre ‘Vyborgskaya zastava’ to Dialog IT company.

Group of companies ‘Dialog Informational Technologies’ – is one of the leaders in sphere of complex automation of production enterprises of St. Petersburg and Leningrad region. The list of the company customers includes Toyota Motor Manufacturing, Ford Motor Company, Nissan Manufacturing Rus, as well as Neste Oil Oyj, Containerships-SPb, ‘Petrolesport’.

Earlier the office of the company was located in the building in 2, Muchnoj lane. According to Olga Sobina, the ‘Dialog IT’ representative, the necessity to lease a new office was caused by rapid development of the company. “Office arrangement in the premises of the old real estate stock could no longer match the status of our company, space in a quality business centre was required. Besides, the number of personnel members has increased, and 450 sq.m of our old office were insufficient for comfortable work with clients.

In course of new space selection the key requirement was proper transport access, including proximity to underground stations for the clients and company employees convenience. Besides, spatial premises layout was of major importance. Finally, we paid special attention to the quality of business centre itself. Out of the list of possible variants offered by ASTERA, ‘Vyborgskaya zastava’ was the most optimal solution, as the quality of the business centre is unquestionable and it definitely positively affects the company status,” – Olga Sobina explains.

Business centre of class B+ ‘Vyborgskaya zastava’ was commissioned in 2008. The office centre is located in the business quarter of Vyborgskaya side at the intersection of major transport flows in Bolshoj Sampsonievsky prospect in the proximity to ‘Lesnaya’ and ‘Vyborgskaya’ underground stations. The total area of the business centre makes 13’000 sq.m, and currently the centre is almost completely filled with tenants. The building is equipped with the modern systems of ventilation, air conditioning, fire-fighting, video surveillance, panoramic elevators, and surface car parking for 150 cars. A panoramic view over the river Neva adds to the attractiveness of the business centre.

In the opinion of Alexandra Smirnova, the Head of Office Real Estate Department at ASTERA, an alliance member of BNP Paribas Real Estate, at the present moment about 40% of tenants are not satisfied with current conditions of their offices and consider the possibility to move. Besides, now they are financially capable of doing that. “Companies-lessees are aiming at occupying the office centres with the best location at a suitable price. As a result of that the vacancy rate in business centres with good location is decreasing and rental rates are growing. Activation of search for a new office is in the majority of cases caused by the gradual obsolescence of the existing office space. Tenants requirements for the technical equipment of the office space are growing annually, as the efficiency of the company business as a whole tends to depend more and more on this factor,” – the expert notes.
