A new chain of bars KRONBORG is opening in Saint Petersburg with ASTERA assistance

8 beer bars of a new chain KRONBORG will be opened in Saint Petersburg by the end of 2013. ASTERA an alliance member of BNP Paribas Real Estate acting as the consultant of this project was a lease broker of two premises at 15, Vladimirskiy avenue of 240 sq.m and 2, Aviaconstrucrorov str. of 200 sq.m.

KRONBORG is a project of beer bars’ chains carried out by the group of young and ambitious people in Saint Petersburg.

“The sales volume of the draft beer in Europe exceeds 50% whereas in Russia it is less than 10%. Legislative measures for the restriction of the retail sale of beer create favourable conditions for openig bars in our country nowadays. At the same time there is a deficiency of quality bars with reasonable prices within walking distance in Saint Petersburg and we are going to run this bisiness. The development program presupposes opening 8 bars in Saint Petersburg in 2013 and 15 more bars in 2014 on the base of proven technology. In 2015 we are planning to keep on developing the chain in Saint Petrsburg, to start this work in Moscow and to sell franchise in big cities of Russia” - says Oleg Yaroslavliev, executive director of KRONBORG chain.

By the end of summer the bars are to be opened in Admiralteyskiy, Central’niy, Primorskiy and Viborgskiy districts. The area of the premises will make 150 – 400 sq.m, the bars are designed for 70 and more seats. The investment volume makes about 1 000 €/sq.m.

The framework concept of the whole chain of bars includes the united discount system, offers for lay-out, single menu including European and Asiatic cuisine as well as nine beer brands such as Amstel, Heineken, Guinness etc. Cooperation with producers will allow KRONBORG chain to offer premium beer for the reasonable price. The average bill in the bars of this chain will make 700-1000 rub.

“Public catering operators are some of the most active tenants at the commercial real estate market of Saint Petersburg. Thus, the percent of operators of this field in the street retail segment makes 31% at present and is still growing”, says Alexander Veselov, development director of ASTERA an alliance member of BNP Paribas Real Estate.
