ASTERA gives a presentation of OCTAVIAN warehouse complex of Class A

The construction of OCTAVIAN warehouse complex of Class A has been started on the north of St. Petersburg. The overall area of the complex will exceed 55 000 sq.m where 37 000 sq.m is its gross leasable area. ASTERA an alliance member of BNP Paribas Real Estate acted as an exclusive consultant of the project.

Official presentation of a new warehouse complex was held on the 4th of June giving a start to a lease campaign. More than 30 representatives of the largest Russian and international companies, and 10 journalists of the leading mass media organizations of St. Petersburg have participated in this special event.

OCTAVIAN warehouse complex is being built on the land plot with the area of 9 ha which is located on the first line of Toksovskoe shosse, 7 km from the Ring Road. The complex will consist of six buildings with the total area of 55 439 sq.m. Gross leasable area will amount to 37 497 sq.m.

The erection of the 1st, 2nd, and 3rd buildings will be finished in Q3 2015, of buildings 4, 5, and 6 - in Q4 2015.

The customer, developer and general contractor of the project is LLC ‘Alliance’ which is a company of MSD Group (Moscow). Investments in the project will estimate to about $30 million dollars. Most part of the amount is internal funds of the customer.

ASTERA an alliance member of BNP Paribas Real Estate is an exclusive consultant and developer of the project concept. ASTERA also performs a complex of advertising services for the customer and give PR support of the project.

Today OCTAVIAN is already equipped with all necessary infrastructures: the plot already has electricity (700 kW) laid on, gas boiler house is being built; water supply and sewerage systems are being installed with a capacity of 40 cubic meters. Also the foundation for the 2nd building is being constructed.

‘Entering St. Petersburg market in 2009, we faced a great shortage of warehouse premises on the territory of the city and in its outskirts. We considered development of warehouse real estate as a very perspective area in St. Petersburg and decided to realize our own project in this very area’, - comments Valentin Glazer, CEO of LLC ‘Alliance’.

At the moment OCTAVIAN is the only warehouse complex of Class A in St. Petersburg where you can lease out a quality unit of a small area (starting from 1 137 sq.m). Warehouse complex was created for comfortable allocation of large and small tenants and designed to fit any requirements. No matter what area is necessary for a tenant, each unit has a convenient form and a few gates due to a fair number of buildings of different configuration on the territory of the warehouse complex.

‘Universality and exclusiveness are the main advantages of this complex. Universality is achieved through unique planning of the complex, designed on the principle of a “puzzle”. Exclusiveness lies in the possibility for tenants to use large-capacity as well as small-capacity transport.
