Overall, in the coming 4 years OJSC ‘Leto Bank’ is planning to open 30 client centers. Investments in opening one office amount to 2-3 million rubles.
In May branches of a bank will be opened in St. Petersburg at the following addresses:
- Narvskaya metro station, 1, Perekopskaya street (57 sq.m);
- Prospekt Veteranov metro station, 98, Novatorov boulevard (40 sq.m).
ASTERA an alliance member of BNP Paribas Real Estate acted as a consultant in terms of finding premises.
“First, we focus on object’s area when finding premises for new offices. All our branches have an area from 40 to 80 sq.m. Also, free layout and open space format are very important to us. A facility should have separate entrance and big show windows. Mandatory requirement is a possibility to place bank’s sign-boards on the façade of the building or over the entrance, not mentioning engineering services (heat and power supply, fiber-optic communication, at least one telephone line). Electrical power should be to the extent of not less than 10 kW for the whole leased facility”, - said Oleg Trofimov, Development Supervisor of Northwestern Federal District in OJSC “Leto Bank”.
“At the end of 2012 and in the beginning of 2013 a new stage of active development of bank organizations has started in Saint Petersburg. The highest rate of opening new offices are shown by Sberbank, VTB, “Alfa Bank”, Saint Petersburg Bank, JUGRA Bank, Leto Bank and some others. In 2014 this trend remains the same. Despite economic instability in Q1, the majority of Russian banks have not considered any changes of their development plans. By the end of the year the most active players are planning to open some more branches in different city districts. As of today, we can distinguish three formats of bank offices depending on their area: up to 100 sq.m; from 100 to 250 sq.m, from 250 to 700 sq.m. If the premises are leased out, rental rates are in the range from 2 to 10 thou. RUR/sq.m/month. If the object is taken into possession, than, as a rule, price per 1 m amounts to 100-200 thou. rubles”, - comments Olga Atkachis, Head of Street-retail department at ASTERA an alliance member of BNP Paribas Real Estate.
