NordBOX offers its tenants 1 square meter of warehouse premises

On May 30, 2014 the opening of NordBOX warehouse complex was held in Saint Petersburg. NordBOX Company will offer self-storage warehouse units for rent with area starting from 1 sq.m. New warehouse complex is located on Sedova St., 13. Investments into the project amounted to 20 million rubles.

NordBOX is a pilot project of NORDEST Group which has been operating on real estate market for more than 20 years and which provides services for realization and management of commercial real estate premises. Today, about 170 thou. sq.m of premises are managed by the company in St. Petersburg. Full knowledge of the market and main tenants’ needs encouraged the company management to launch new business area of self-storage warehouses.

NordBOX warehouse complex with the total area of 1,000 sq.m provides services involving the storage of property for physical and legal persons. Tenants will be offered two types of warehouse premises to store goods: individual units in heated space and mobile module containers in open area.

‘Based on analysis of our client’s inquires and conducted marketing research, we made a conclusion that small companies are often interested in warehouse premises of small format. However, there is a deficit of such premises today on industrial real estate market’, - says Dmitry Ilchenko, CEO of NordBOX Project. ‘In the facility, owned by the group, two tiers with units cutting (from 1 to 25 sq.m) were installed. Area of one unit is not limited and, if it is necessary, units can be combined to fit the required size. This type of premises can be useful to store archival documents, office machines and equipment, office furniture, samples of products, and small parcels of goods’.

One of the key features of NordBOX warehouse complex is an ‘Office+Warehouse’ bonus. It was designed for representatives of small and medium businesses which often require leased office facilities to have a warehouse zone. Office premises with area 15-20 sq.m offered by NordBOX Company within bonus are located near BC ‘Sedov’.

According to Dmitry Ilchenko, NordBOX project is focused equally on legal and physical persons. The results of conducted research showed that about 15% of St. Petersburg residents are already familiar with self-storage services. It is of current interest for physical persons to have a possibility to use units for storing seasonal goods (such as, tires, sports equipment, clothes) or any goods that are rarely used and take up space in the apartment. ‘St. Petersburg residents used to overload their balconies and closets with things despite the fact that ‘square meters’ costs a lot today. We give an opportunity to make an apartment commodious and spacious and not turn your home into a storage’, - notes CEO of the project.

Minimum lease term of a container is one week. As a result, NordBOX self-storage warehouses are essential when moving to a new place. This service is now available: 8.5 sq.m equals 2,300 rubles per week of rent. Lease of a warehouse will allow keeping the furniture and household appliances safe for a period of repair. For example, when repairing a 1-bedroom apartment with area of 40 sq.m, it will be favorable to lease out a 5-meter warehouse for 2 months which will cost 12 000 rubles. For regular customers the company has discount.

Complex is located on closed secured territory equipped with pass entry system. Only users of magnetic cards have access to individual units. For tenants there is a free secured parking lot (up to 10 car places). NordBOX also offers a range of other services such as, transportation, packing, and insurance.

According to management’s plans, warehouse will be filled at 90% one year after its commissioning. Projected pay-back period is 3 years. In the end of 2014 two similar projects with the total area of 4,000 and 1,500 sq.m accordingly will be commissioned in Moskovsky and Vyborgsky districts of St. Petersburg
