ASTERA will expand its portfolio of consulting projects with 3 million sq.m.

Over 2013 Consulting Department of ASTERA an alliance member of BNP Paribas Real Estate provided more than 30 consulting services to different developers’ projects in Moscow, Saint Petersburg and other Russian regions. In total, the area of researched premises exceeded 3 million sq.m in retail, office, warehouse and residential segments of real estate market.

Company’s experts conducted an analysis of the most effective use of real estate, created and optimized concepts of retail complexes, warehouses and infrastructural facilities. They offered pre-brokerage services of commercial real estate projects, provided recommendations of optimal land use. Special attention should be paid to some redevelopment and reconception projects of commercial real estate: owners of premises built 5 or 10 years ago actively consider possibilities of renovation and increase of the rate of return on its assets when using services of professional consultants.

The biggest research of the year was the design of the concept of land development (2.69 million sq.m) within large-scale project planned to be realized on the territory of Pushkinsky District in Saint Petersburg. This project of complex territory development may become a center of attraction for residents of the whole city.  According to the concept proposed by ASTERA analysts it will combine retail, office, warehouse premises, and also large wholesale and retail agricultural market.

Company’s consultants note the increase of the number of inquiries for consulting services from regional developers which proves active development and quality improvement of retail infrastructure in Russian regions. Thus, in 2013 a research of Smolensky real estate market was conducted and the concept of shopping complex “Golden Park” was created. At the moment ASTERA continues its lease campaign within this project as an exclusive broker. Also the company participated in implementation of retail and warehouse real estate projects in Tolyatti, Surgut, and Arkhangelskaya region.

Company continues improving its independent evaluation services. In 2013 ASTERA experts valued a number of big companies, including Jungheinrich and LLC “MIS”.

According to Alexey Gulevsky, Head of Consulting Department at ASTERA an alliance member of BNP Paribas Real estate, main tasks for 2014 involve expansion of the profile of regional consulting services, redevelopment projects and reconceptions, and also dynamic development of evaluation services.
